Ballykisteen Hotel & Golf Resort, Ballykisteen, Co. Tipperary
This project involved the construction of a new 40 bed hotel, a golf clubhouse, a spa and leisure centre and 45 holiday lodges. The construction was traditional load bearing block work with monocouche render finish externally, precast concrete floor with a composite panel tile effect roof. The contract was completed within 13 months.
The housing element proved to be the biggest challenge. We were instructed to commence the overall project at the start of May but could not start the housing part of the project until after the end of the month due to planning appeals.
On starting the houses we discovered that the survey did not match the site and the couture of the site did not match the levels of the golf course adjacent. We worked closely with the design team to remedy the situation. The deadline of hand over in December was pulled back to November and a request for additional work including landscaping and fit out to the houses was sought. These works had to be managed alongside the building of the hotel and the now operational golf course.
How we overcame the challenge
To complete this project it was necessary to put in place a new plan which involved engaging additional overlapping subcontractors and the construction of elements of the build off site.
This project was delivered on time and within budget.
