The project consists of the design and build of 33 dwellings which consist of 13 houses and 20 apartments. The apartment development will be self-contained and have a private communal garden in addition to a common room type area. The overall development will also consist of the provision of a road that will divide the apartment development from the houses. The development will be predominately two storeys but will rise to three storeys on the existing Moyross Road.
Clancy Construction were awarded the design and build contract for the first phase of the eagerly awaited Moyross regeneration scheme in August 2010. The Clancy Construction team for this Design and Build project was headed by Pat Clancy and the specialist services of the following consultants were engaged;
The design brief was examined by our project team and the brief proposal of gas heating with BER targets being achieved by use of photovoltaic panels was rejected for a much more innovative proposal using ground source geothermal energy for space heating and hot water in conjunction with a district heating system.
In addition we incorporated low volume flushing systems, and push taps to reduce water consumption. Common areas were fitted with time delay light switches to conserve energy and great care and research went into the choice of light fittings to minimise energy usage.
Our tried and tested Quality Management System was instrumental in achieving the exacting standards required for the project which was demonstrated by air tightness values of under 3m3/h.m2 being frequently achieved. This quality driven approach to both the design and build allowed us to achieve an A rating on the housing units.
