Laboratory and theatre extension project included the construction of a two storey building over split level basement infill extension. Level 0 provided for laboratory administration support functions and replacement disabled toilets. Level 1 provided for a new operating department recovery ward with nurses stations including surgical equipment store. Works at this level include a major refurbishment to the building return which is to be maintained during break in works to a corridor providing connections between the existing operating theatres and current recovery ward. This critical link corridor remained intact with the strict exception of carefully planned controlled after hours down time required to carry out associated works.

Three months into the project the client required that we price and programme the Top Flat works. The client then instructed us to proceed with the Top Flat works which included the internal fit out of the existing Top Flat ward and expanded ward area over the laboratory and theatre extension at level 2. Plant serving Top Flat is to be located in a new plant room adjacent to level 2. Top Flat is to be a 22 bed unit incorporating 4 single bed rooms of which 3 are to function as isolation rooms with pressurised mechanically ventilated environments. By doubling management resources on the project Clancy Construction achieved carrying out these works within the time frames required by the hospital.

 This project was carried out within a live hospital environment in which existing operations of the hospital were maintained and protected during the works. This project was an extremely confined site with traffic management, dust and noise constraints.
